The pearl-loving city of Hyderabad metamorphosed into the present-day bustling cyber hub that it is; this journey highlights its extraordinary transformation. The main real estate market in the city had some major hurdles as it experienced financial problems over a long period of time.

However, this change was observed after political unrest and agitation that lasted for a long time following the division of the state in 2014. Between 2014 and 2017, Hyderabad experienced an amazing resurrection characterized by increasing property prices in residential real estate and growing demand for retail and commercial spaces. Among other things, the local authority has attracted investments because it has embarked on aggressive measures to promote socio-economic indicators.

Urban and industrial development have received a strong boost from strategic initiatives like T-iPass, TIdea, and the single-window clearance system, as well as the establishment of T-Hub through regional development authorities. In addition to promoting regional economic expansion, these measures have drawn foreign capital, establishing Hyderabad as a desirable location for investments.

Hyderabad: As per the latest report from Knight Frank India, Hyderabad recorded registrations of 6,185 residential properties in September 2023, observing a rise of 30% year-on-year (YoY). The total value of properties registered during the month stood at ₹3,378 crore, which too has increased by 42% YoY, indicating a movement towards the sale of more expensive homes.

The Hyderabad housing market is currently undergoing a notable upswing, primarily driven by a surge in demand within the city. Notably, this demand is centred around the desire for improved residential environments that offer contemporary housing communities with a wide range of amenities,” said Shishir Baijal, Chairman and Managing Director of Knight Frank India.

Residential sales in Hyderabad during September 2023 were mainly within properties sized 1,000–2,000 sq ft, whereas the price range of ₹25–50 lakh accounted for the highest registrations. However, beyond the concentration of bulk transactions, homebuyers also bought plush properties, which are bigger and offer better facilities and amenities. Some of these deals have happened in markets like Hyderabad and Rangareddy, where the properties were sized at more than 3,000 sq ft and valued at upwards of ₹5 crore.

Bachupally:

In the comparison of the sites mentioned above, Bachupally stands out as a place where property prices are relatively lower but highly recommended options are available. The area boasts excellent communication infrastructure and is currently undergoing construction of a metro line, further enhancing connectivity. Bachupally is emerging as a strong competitor to areas like Gachibowli. Residents in Bachupally have access to essential amenities such as supermarkets, pharmacies, banks, hospitals, and recreational facilities. The presence of retail outlets and entertainment options ensures that residents’ daily needs are adequately met. It is anticipated that property prices in Bachupally will increase in the next 5 years.

Kokapet:

As of my last update in January 2023, Kokapet is a rapidly developing locality in Hyderabad, known for its growth. Many residential projects in Kokapet offer modern amenities such as clubhouses, swimming pools, gyms, landscaped gardens, and children’s play areas. Some gated communities also provide additional facilities like tennis courts, basketball courts, and jogging tracks. Kokapet enjoys good connectivity to other parts of Hyderabad via the Outer Ring Road (ORR), which provides easy access to key areas like Gachibowli, HITEC City, and the Financial District. The area is also close to prominent IT hubs, educational institutions, and healthcare facilities. Recent residential property values approximate ₹7086 per square foot, as per the Government of Telangana report.

Gachibowli:

Gachibowli is one of the major IT and business hubs in Hyderabad, home to numerous multinational companies, tech parks, and corporate offices. It houses prominent IT companies, including Microsoft, Infosys, Wipro, and many others. In the last 5 years, Gachibowli has experienced enormous growth, with many high-tech companies establishing a presence in the area. Despite a decrease in sales over the last 2 years, Gachibowli still maintains high property values, with the current rate being around ₹6284 per square foot, according to the Telangana government.

Kondapur:

Kondapur is situated in close proximity to the IT hubs of HITEC City and Gachibowli, making it a preferred residential destination for IT professionals working in these areas. The locality itself hosts several IT companies, software development firms, and corporate offices. In the last 3 years, Kondapur has experienced 45% growth in real estate. In 2023 alone, residential property sales in Kondapur totaled ₹1475 crores, with government registration indicating a rate of ₹5515 per square foot.

North Zone:

Turkapally:

While Turkapally offers basic amenities such as supermarkets, pharmacies, and healthcare facilities, residents may need to travel to nearby localities for a wider range of amenities such as shopping malls, restaurants, and entertainment options. Turkapally is known for its serene and tranquil environment, making it an attractive choice for those seeking a quieter lifestyle away from the hustle and bustle of the city. The locality offers a relatively green landscape with open spaces and parks. Last year’s property price was around 5996 per square foot.

Bahadurpally:

Bahadurpally is known for its relatively green surroundings, with parks and open spaces providing residents with areas for leisure and relaxation. The availability of green spaces enhances the overall quality of life in the locality. Bahadurpally has witnessed significant residential development in recent years, with the construction of numerous apartment complexes, gated communities, and independent houses. Last year’s property price was 4843 per square foot.

Pet Basheerabad:

Pet Basheerabad enjoys good connectivity to other parts of Hyderabad via National Highway 44 (NH44) and arterial roads. The area is located in close proximity to the Outer Ring Road (ORR), providing easy access to various parts of the city. Pet Basheerabad is home to industrial estates, warehouses, and commercial establishments. The locality hosts a mix of small-scale industries, warehouses, and manufacturing units. This industrial presence contributes to the local economy and provides employment opportunities. The property prices have been increasing steadily, reaching 3993 per square foot last year.

Secunderabad:

Secunderabad is a historically significant city with a mix of residential, commercial, and industrial areas. It boasts a diverse population and offers a variety of housing options. Iconic landmarks like the Secunderabad Clock Tower, St. Mary’s Church, Trimulgherry Fort, and the James Street railway station add to the city’s cultural and architectural heritage. In terms of real estate, Secunderabad is one of the best areas in Hyderabad, with Bansilalpet being the most valuable area to buy property at approximately Rs. 8,073 per sq ft. The other four most valuable areas were Begumpet, Malkajgiri, and Thumkunta. We expect a 26% increase in property value after five years due to its excellent transportation facilities, including railway and metro services.

East Zone:

The price is slightly higher due to the facilities and environment, similar to Uppal and Baduppal.

Uppal:

While Uppal is primarily an industrial area, it also has residential pockets comprising apartment complexes, gated communities, and independent houses. Residents of Uppal have access to basic amenities such as supermarkets, pharmacies, banks, and eateries. Uppal is the most rapidly growing area in Hyderabad. South Zone:

Bandlaguda Jagir:
